Newberry County is the quiet middle of the state, up the interstate between Columbia and Greenville, anchored by a genuinely handsome downtown with the 1882 Opera House and its hundred-and-thirty-foot clock tower at the centre of it, and by Newberry College, which has stood there since 1856. It is also a small county, and that matters more to a sale than the charm does. The paperwork is split between two College Street buildings a block apart: deeds and real estate records at number 1226 in the main courthouse, the Probate Court in the annex at 1309. The delinquent tax office is elsewhere again, on Martin Street, and the November tax sale is held at 2301 Adelaide Street rather than at either courthouse, so do not turn up at the wrong building on the day. Read the market numbers here with care. A county median around $317,000 and up seventeen per cent on the year sounds like a boom, but a county recording this few sales moves several points on a handful of larger transactions. Seventy-five days to contract is the more useful figure, and outside the town limits, out toward Prosperity, Pomaria, Whitmire and Little Mountain, thin comparable sales make appraisals genuinely unpredictable.

Estates. Newberry County Probate Court, Newberry County Courthouse Annex, 1309 College Street, Newberry, SC 29108. If the owner has died, this office appoints whoever has authority to sign. No appointment, no sale.

Delinquent taxes. The county's tax sale runs in November. If you are behind, that date sets your real deadline regardless of what anyone else tells you.
